I moved away from my family and friends to the state of Colorado in 1996 due to a job transfer. After nine years of working hard, I had a job opportunity that allowed me to return to the Northwest to be near my aging parents. Unfortunately, due to market fluctuations, I was unable to sell my home. I returned to my house in Colorado this month with the intent of making some minor renovations in order to sell it this spring. The renovations will require about $4500 in cash in order for me to be back on the market in time for the spring selling season (I would like to list by early March). Projects include: refinishing about 750 square feet of hardwood, recarpeting bedrooms, refreshing the paint throughout the house, refinishing a bathtub and reseeding the front yard. While I make a good living, paying both rent in the NW and a mortgage in Colorado left me with little ready cash to invest renovating my house. Now that I am down to just my mortage payment, I am very confident in my ability to repay a loan. Once the renovations are complete, I will list my home and focus on repaying my debts quickly while I market the house. My monthly budget is as follows: Mortgage: 1533 Fixed Expenses 670 Min. Debt Payments 433 Variable (Groceries, etc) 500 Total: 3,136 Net Income: 4,368 As you can see, with no rent payment due in the NW, I can easily repay a loan. Thank you for your time! |
