To Whom It May Concern: This a re-list. I was able to get 64% funded on my previous listing. I am 28 years old. I have over 3 years experience in the real estate/finance industry. I am licensed in my field and I am currently employed with Pillar Finance Group (pillarfin.com). Among other things we work with a real estate developer in the Tampa Bay area (puigdevelopment.com). Over the past year my company and I have established ourselves with this developer. I have steady income coming in from several of these projects. I am self-employed/sole proprietorship and work solely on commission. I have learned from being in the real estate market over the past few years to budget money. I purchased my first home last year and ran up my credit cards doing home improvements (myself). A large majority of my debt is a single BOA card over 26% interest with a balance of 4,133.55. All credit and budget info can be referenced by the links below. I am interested in this loan for 3 reasons: 1. Consolidate a majority of my revolving debt as well as lower my interest on high rate revolving accounts (I am currently over 26%). This will help my credit by eliminating a large portion of my revolving debt. (30% of your credit score is made up of your proportion of balances to your limits on revolving accounts.) I will then be transferring the balances on my other accounts to a 0% rate. This will also allow me to re-pay the debt much quicker. 2. I currently have a 79.58% Debt to Limit ratio. This is a 30% factor in calculating my credit scores. After the Prosper loan my debt to limit ratio will be 48.50%. This will improve my credit score enough that I will refinance within the next 3-6 months and consolidate my 2 mortgages. Lowering my debt to limit ratio on my revolving accounts will raise my scores before refinancing. 3. I am possibly planning on purchasing an investment property in next 12 months. I want my debt to be as close to eliminated as possible and my FICO scores as high as possible prior to purchasing the property. This loan is going to put me in a much better financial situation. Directly, through lowering interest rates and raising my FICO scores, so I can get a better rate on my home loan. Equally, allowing me to pay off my debt more quickly. I consider myself a secure investment and can verify this through a copy of a credit report. My payment history is speaks for itself. I consider myself a stable investment. That is why I have not had a late payment on any account in over 3 years. Below are links to all information pertaining to this listing.
