Needing down payment for new house

Purpose of loan: This loan will be used for a down payment on a house that doesn't have a roof caving in. A Home where we will oneday raise a family and grow old. My husband and I are both 20 and bought our current house in feb 2007. We were told the roof was in fine condition and that it bows like that because it is a bungalow. We had a leak three weeks ago and my husbands uncle went up to see if he could fix it. HE could fix the leak but he said it is going ot cost around 15k to fix the roof on a house we only paid 20k for in the first place. There is no way we'd be able to make our money back on it if we fix the roof and then sell it. This house is not worth 35k even with a new roof. I has 5 layers of shingles on it, no decking, and the rafters are 2x4's. He said it never should have passed inspection and he's not sure how it lasted through this last winter and will bet his life on it that it won't stay up this next one. We contacted the bank but they have some kind of clause that protects them form saying "The roof is in average conditon" and it not being in average condition. We now have a couple people who are interested in buying our current house for the pay off amount so that won't be a monthly expence when we get it sold. The new house costs 29,000 with all the furnishings. Everything you need to live is already there. We'll be about 30 miles closer to our job so gas expence will go way down. Basicaly we will be much better off if we can get a loan for the down payment on our new house, sell this house, and move into our, hopefully, new house. Please help us before our roof falls in on us. My financial situation: I am a good candidate for this loan because we will pay on time if not before our payment due date. Oru income tax will go toward paying off this loan when we get it next year. Monthly net income: $ 2800 Monthly expenses: $ Housing: $ 200 Insurance: $ 120 Car expenses: $ 200 for gas Utilities: $ 150electric 20 for gas during the summer Phone, cable, internet: $ 90 for cell phone, 25 for tv and 20 for internet Food, entertainment: $ 150 groceries. We dont' go out and do things Clothing, household expenses $ 50 for tp toothpast, cleaners, things like that Credit cards and other loans: $ 50 for credit card and 55 for student loan Other expenses: $ well just put 100 for things that just happen. |
