Purpose of loan: This loan is to purchase and renovate a 30 yr Holistic Health Clinic in San Francisco. I am a Chiropractor with 8 yrs experience relocating to SF. The current doctor is leaving due to health problems. The clinic has 6 treatment rooms and currently 3 therapists that rent.  The plan is to increase rentals, operate the chiropractic business and generate income with retail space. The clinic is located at the busy corner of Market St. and 16th with high volume foot traffic, high visibility and 3 gyms near by (I specialize in sports injuries). Across the street is a trendy cafe that operates until midnight.  It gets even  better, the Chiropractor across the street, Cindy, is leaving her practice as well, (for much different reasons) and is referring her patients to me! We?ve met several times and she's moving her practice over to my office for her last month. 

I am a good candidate for this loan: The combination of these 2 practices brings in 15K a month and this figure will climb as I grow the practice. Room rentals pay for 1/2 of the rent. I have plans to market at the local Whole Foods and Fitness gyms. 
About the practice: This is a phenomenal deal I am being gifted with, this practice would sell for 100K or more if it was for sale.

Expenses:
  Business 4.5K and personal 2K = 6.5K
Income:     Business income is 13-15K month initially plus 500 residual property income and 2K in office rentals= 15.5K+  

I have managed 4 of my own properties in the last several years as well as my own clinic for the last 3 years. I just want to do just chiropractic, that?s my gift to the world. My current DTI is around 45% but that ratio will change to under 20% very shortly. The reason this does not show here is because I am not a W2 employee. Not quite sure why all the credit inquires. I did close on a rental property in Oct. but have only authorized 3 credit checks in the last 6 months, one being for this site.
