Purpose of loan: This loan is to purchase and renovate a 30 yr Holistic Health Clinic in San Francisco. I am a Chiropractor with 8 yrs experience relocating to SF. The current doctor is leaving due to health problems. The clinic has 6 treatment rooms and currently 3 therapists that rent. The plan is to increase rentals, operate the chiropractic business and generate income with retail space. The clinic is located at the busy corner of Market St. and 16th with high volume foot traffic, high visibility and 3 gyms near by (I specialize in sports injuries). Across the street is a trendy cafe that operates until midnight. It gets even better, the Chiropractor across the street, Cindy, is leaving her practice as well, (for much different reasons) and is referring her patients to me! We?ve met several times and she's moving her practice over to my office for her last month. I am a good candidate for this loan because with the combination of the 2 practices I will be starting out around 15K a month. This figure will go up as I grow the practice. Rentals should pay for 1/2 of the rent within several months and the majority of rent plus utilities with in 6 months. I am creating opportunities to meet others in the community with presentations at Whole foods and several large gyms. I have managed 4 of my own properties in the last several years as well as my own clinic for the last 3 years. |
