Hello!

I am applying for my second Prosper loan to consolidate debt and buy a new primary residence.  Since my first Prosper loan a year ago, I have recently been divorced and am in the process of rebuilding my life.  This new primary house that I want to buy is a 2004 HUD forecloure with at least $50K of equity in it (please see the attached picture).  I am still a part-time real estate investor and intend to make it my full-time profession within the next two years.  My intent is to use these proceeds to payoff my first Prosper loan as well as my credit card debt and past joint debts that I still owe with my ex-wife.  That way we can both make a clean break and go on with our lives.  As a quick summary, here are my monthly income and expenses:

Income:                $3975 (gross)
Expenses:
Mortgage:        $913 (new mortgage payment upon winning the bid)
Car loan:          $0 (car paid off in 2007)
    Car Insurance:  $70
    Auto gas:         $320
    Utilities:           $300 (estimated)
    Food:               $200
    Credit cards:     $300
    Student Loans:   $0 (deferred)
    Prosper Loan:    $106
    Entertainment:   $200
    Savings:            $50
    Giving:               $100
    Medical:            $100
    Miscell.:            $50

Thank you so much for taking the time to consider my request.  I am really excited about this new home and the ability to take back control over my life and finances.  I truly appreciate any help you can provide.  Thanks!
