II currently am a financial advisor at Morgan Stanley. Last year I made $104,000 plus money in the stock market while selling mortgages. I graduated from the Business School at University of Maryland and began working at Morgan Stanley in Baltimore paying $64,000 plus bonuses and commission. $64,000 is just my base salary. I will probably with bonus gross $135,000 this year at Morgan Stanley. I bought a house in July and put 20% down. I have 30,000 in IRA and $8,000 in checking account. I am looking for $8000 to redo the driveway and fix up a couple things in the house such as new windows and retiling the floors in the bathroooms. My mortgage is 2055 a month but I get 1100/month from two friends that I rent to so my housing bill including utilities is only 955/month.Car Insurance: $ 276 I paid off my car from Acura so $0: $ 100 for cell phone Food, entertainment: $100 Clothing, household expenses $ 0 Credit cards and other loans: $ 100 for gas because I live .9 of a mile from work. Other expenses: $ I have no education loans and am in no debt whatsover and you can see from my debt to income ratio that I am in a good state. I am more than willing to provide any documentation needed to prove everything in my listings.Total monthly budget cost-$1531 but I net $2900/month without my bonus. So my net DTI is fantastic. The only reason I didnt get a home equity line of credit is because my credit score is a 654 and the tightening for everyone not paying back their mortgage loans has hurt me. The only reason my score isn't higher is because I am only 22 years old. Again, this is the easiest no brainer ever. Morgan Stanley pulls my credit for me job, and requires that I maintain on time payments/good credit to continue working at the company as an advisor as well as making sure I have no background issues on an ongoing basis. This is a great opportunity to get a solid return without having ANY RISK!!!!! |
