I am posting this again because I wanted to give all of you a chance to invest in dreams, mine and yours.  I am a relatively new real estate investor and I'm doing my 2nd solo renovation project.   I have 3 rentals and I own my personal residence.  I am a saved, single, 27 year old female and I'm renovating this house to fund a mission tripin the spring and my first year of medical school which will begin August of 2007!!!

I have a house that I've purchased for $125K and I have a certified appraisal for $225K after all the renovations have been completed.  The house needs about $12K worth of work, but we are behind schedule and now I'm paying the mortgage on this also.  So, I am running out of resources, but I'll be selling the house in this house as soon as I'm finished renovating it because I have a buyer lined up, he just needs to move in by Thanksgiving and I will be able to repay the loan at that time.  Houses in this neighborhood are reselling anywhere from $210K to $305K.  I work full time and I pay all my bills ontime, my score is a little low because of recent credit card activity and a slightly higher debt to income ratio.  I just need a little help to complete  the renovations.  I make $57K a year which is more than enough to cover my mortgage and expenses and the $210 payment I will make to you.  I don't stop until I find a way to make things happen and I'm not familiar with failing and I know I'll be able to succeed with your help on this event.

One more thing, this is a business loan because I buy homes, rennovate them and lease option them to people who have slightly challenged credit and then give them an opportunity to fix their credit while building equity in the home they plan to occupy.  Thanks for your consideration.
