Purpose of loan: This loan will be used to rehab an investment property which my wife and I have just purchased. This is our 6th rental property in the Baltimore City area and we are experienced landlords. I am an attorney and have a full time solo practice which has been in business since 2003, my wife is a psychologist. My wife and I are real estate investors and purchase rental properties which cash flow after rehabilitation in order to hold long term in our portfolio. My financial situation: I am a good candidate for this loan because I use credit wisely and have a number of mortgages on my credit report and only revolving lines related to our rentals. We pay our bills on time and have an emergency fund in place as well as retirement and 529 savings for our son's college expenses (he is currently nine months old).
