Hello and thank you for considering my loan request.

I am currently a Computer System Administrator working as a government contractor at Fort Meade in Maryland. I also attend Excelsior College in Albany, NY where I am only two semesters away from graduating with a BA in Psychology. Hurray!! After graduation I plan to continue my education by attending Argosy University in Virginia to receive a Doctorate in Clinical Psychology (PsyD).

Additionally, I am an entrepreneur striving to gain financial independence. At the present time I own two rental properties and am negotiating the purchase of a bulk candy vending route. As a licensed Realtor and a member of WIRE (Women Investing in Real Estate), I also frequently attend the Maryland Association of Real Estate Investors and the Central Maryland Association of Real Estate Investors monthly meetings.

I financed the renovation of my two rental properties on my credit cards. I will NEVER do that again. I now realize I could have received a purchase and renovation mortgage instead of simply a purchase mortgage. You live and you learn.

Presently, I am working with a corporate credit coach who is helping me separate my business and personal credit. Within the next year I will be able to purchase and renovate property in my business? name only, without utilizing my personal credit. I also have a business coach assisting with the restructure of my business entities for maximum asset protection and tax deductions.

I am the eldest of eight children. My father is a computer systems analyst. My mother is a homemaker who used to be a registered nurse. She took an extended sabbatical to stay home and home school all of us. My primary motivation for gaining financial independence is to help my parents have a comfortable retirement. They have sacrificed a lot.

My top three future goals are to consolidate and payoff ALL my unsecured debts; save enough money to travel extensively in 2009/2010, and become conversationally fluent in both Spanish and Japanese.

If I am fortunate enough to be funded through Prosper, the money will be used to payoff the credit card debt incurred from my renovations.

My personal finances are good and improving my ?C? credit score rating is a top priority for me. Paying off my credit cards will raise my credit rating substantially. I want to assure the Prosper lenders that I am a safe investment. Repaying this loan will take precedence above anything else. The payments will be automatically deducted every month. I have NEVER made a late payment and do not intend to start now. I will make my payments on time and never default on this loan.
