This will be my second loan with Prosper due to my previous success and look forward to once again getting on track with my finances. I received my last loan from Prosper last spring to drain down the credit card balances and I managed to get rid of my store cards and most of my credit debt. Unfortunately, an ugly situation plummeted me back into a poor credit situation. I got a great job promotion in October of 2006 that required me to move to Florida. My company offered to pay a down payment and closing costs for my new condo in Florida and at the time I got a great offer on financing. I began renting out my condo in Texas and the plan sounded great. Unfortunately, I soon became the victim of the sub-prime crisis and predatory lending. I was misled until ONE DAY before closing that my payments were going to be $500 higher than initially planned and my interest rate 2.5% higher. I was faced with an awful situation with no place to live if I didn't not go through closing and losing $7000 money from company. I reluctantly went through the closing process and moved into my condo I though I would squeeze by with. Well I struggled for a year in Florida and I couldn't take it anymore. I hated Florida, and my finances were going down the drain. I was fed up and listed my condo and left as fast as I could. I have moved back to Dallas and started an amazing new job with great income potential. I make a decent $30K base right now and have already started earning commissions where my earnings have 6-figure potential. I am so much happier now and I plan to use the larger prosper loan to pay off my current prosper balance and pay off EVERY single credit card and debt! I am ready to take charge of this situation like never before!

Income:
Base Salary $1900
Rental Income $720
I also earn monthly commissions from my position that can range from $200-$2000

$2620 minimum per month plus monthly commissions

Expenses:
Mortgage: $378
HOA Fees: $157
Propser Loan: $256
Car, Insurance, Fuel: $450
Utilities: $100
Food and Entertainment: $200
Credit Cards: $400

Expenses: $1841

This leaves me with a cushion every month for unexpected expenses and to make the Prosper payment. I will use the new Propser loan to pay off my current Propser balance.
