Thanks for bidding on my last listing. We were 98% funded. So near but yet so far.... About me/ Purpose of loan: I am a Florida State grad. as well as my husband. We majored in Industrial and Mechanical Engineering respectively. Feel free to ?Google? my credentials. Our combined income is $117K/yr. I have been a member of a private investment club for the past 3 yrs. The club invests mainly in bonds, securities and currency trading. To date, I have invested ~$10K and currently yield an avg of 8-10% per mth (unbelievable but true). Investments in this club are liquid. I am able to withdraw funds at anytime. I am looking to increase this investment and yield a higher return. You will not be taking a risk; this loan will not be used for a new business endeavor. Unfortunately statistics have shown that new businesses tend to fail or breakeven more than 50% of the time. This will be a great opportunity for investors because it is low risk, and I am starting at a high interest rate.I have ensured that my disposable income can cover ALL payments in the event this does not occur. Financial situation: Debt to income is 10% before the loan est. After the loan, DTI is still comparatively low. This loan will not be a burden. My FICO is increasing continually, with Equifax at 672, Experian at 640. I am not sure why the rank fell into the ?D? category, but I am sure the investor will have visibility to the details. I am by no means in debt, but never saw the importance of having ?great? credit during college.I am an extremely dedicated and entrepreneurial personality, stimulated by new growth. I have 1 CC with a max. limit of $3400 and a bal. of ~$600. Simply put, I do not live off credit cards! In addition I have had 0 delinquencies in the last 7 years and a BU of 19%. I do not have any student loans, this was funded via scholarships and working part time. I thought a good approach is to address any questions a lender may have upfront: Ques: "why is someone that makes six figures have a delinquency?? Ans: The delinquency is for a value of $63. I had a broken wrist last year and did not receive this bill . Unfortunately it had gone into collection. It has now been paid in full. My Equifax score is at 672, once updated, my score will be increased significantly, probably placing me in the "B" rank. Let me reiterate, I have had 0 delinquencies in the last 7 years. Ques: "What is the Inquiry on my profile?" Ans: I switched internet providers recently, from Insight to Bellsouth.
