Purpose of loan: This loan will be used to paint the interior and exterior of my house and repair the roof, to ensure top dollar when the house is sold. I am relisting for a lower amount (and at a higher rate) because miraculously, the roof can be repaired - rather than needing to be replaced, My financial situation: Although my income is hard to document, since 2001, I have supported myself quite nicely as an independent Marketing/Public Relations/Corporate Communications consultant. However, for the last year, my business has suffered; partly from consolidations and buyouts of my fclients. but mostly from my absence while I went back to the Midwest to care for ailing family members. So I have decided to sell my lovely Silicon Valley Home, pay off all debts, move back to the Midwest close to my family, and get a marketing job there. My credit score and history are VERY important to me, My score is only a B now, as my business problems have forced me to run up high balances on my cards. But there are only two negatives : First, a tax lien, paid and released two years ago (I learned the hard way NEVER to argue with the IRS!) Second.in Feb 2005, Washington Mutual reported a 30-day-late mortgage payment ? tcaused by an error at the escrow company during a refinance - but I can't get WaMu to take this off of my report. Note that there are NO other negatives, delinquincies, or late payments. Selling my home will enable me to clear all my debts, including this loan from Prosper. Currently, the balance on my 1st and 2nd mortgages is around 640K. Similar homes in my neighborhood have been selling in the last month for between 800 and 900k And mine ? except for needing a roof and paint ? is one of the nicer ones ? hardwood floors, fireplace, 3 bed/2 bath, and a HUGE lot, located on a quiet, tree-lined street. After the repairs are completed, I'll list my house for around 785K ? (with a fixed-price discount broker who has sold three other homes in my neighborhood recently ? so I?ll save on commissions.) Even in a softening market, (and prices are not dropping in my area at all) this comparatively low price should ensure a relatively quick sale.
