Purpose of loan:
This loan is to fund the rehab cost on my most recent aquisition.  My aquisition cost is $130K the rehab cost is $25K and the After Repaired Value is $235K (I already have the appraisal)

My financial situation:
I have been investing in real estate for over four years now. I currently own fourteen properties with combined equity positions of over $300K. Some of my aquisitions I sell for profit to reinvest and others I hold for long term.  I own two businesses that are roughly three years old now.  I have a business credit line from Key Bank, several personal trade lines, and substancial equity as my backup plans (I could always refi a property if I got in a pinch).  I carry the equtiy positions because I own so many properties the banks are easier to work with if one has good equity.   I am also a licensed loan officer.  I have used hard money, financial partners, and short term private money and always paid my investors.

Discussion For This Listing

Does anyone else have this loan?? Do you think it will pull back to current of is this the beginning of the end?

At present I would say that at worse this is an identity theft and at best it is a crook who committed fraud. It would be fantastic if you raised a red flag on this loan to Prosper. I doubt that this person will pay.

I would be happy to raise any flag neccessary, but why would you think this????

You got me. Unfortunately, in this case it is difficult to prove. It is possible that he became financially over extended, and lost everything. I think that scenario is unlikely. He had a AA credit rating with no delinquencies. He makes lots of money and his expenses are really, really low compared to his income. Based upon his write-up and answers to questions, he should have had no problems making his loan payments on time. I am 99% convinced that my original statement is correct.
Please note that in the past Prosper has been more willing to repurchase AA credit-rated loans, perhaps to improve the default stats or perhaps because ID theft is more likely for borrowers with AA credit ratings. This is why there may be a shot at convincing Prosper to repurchase this loan. Another thing you might try is to write nice e-mails to those who endorsed the borrower to see if they can provide any insight.

Funny you mention the endorsers.. I looked them up and one of them has a late loan that went late at exactly the same time as this one.. Coincidence??? I think not...

Now you are on the trail to posting a note to Prosper for a repurchase. That is no coincidence. Another thing running in our favor is that he lists 5 "friends". Perhaps one of these friends has some insight into what is going on or also has a loan that is not being paid back. If you can get to a point where you feel comfortable red flagging this loan with Prosper, I will come in a bit later with my own note to Prosper. Prosper does take notice when multiple lenders complain about a loan. It is in Prosper's financial interest to have happy lenders. The same is not necessarily true for borrowers.
