INTRODUCTION Thank you for taking the time to read my loan request! My name is Jason. I have been working in real estate for over 15 years, as an investor, licensed real estate sales broker, and mortgage loan broker/banker. I am currently engaged to be married in June of 2008 to an intelligent, hard working, and beautiful woman. My immediate family consists of my mother and brother. I had a hard working, intelligent, kind hearted, beautiful mother as my roll model who supported my efforts and endeavors in what ever I was determined to do in life. My mom is a single mom, and teacher recently retired from the New York City public school system, and worked her tail off to support our family when my parents divorced when I was a child. Through her good work ethics, and determination to mange and maintain good financial credit history, I had a strong foundation to seek and accomplish my real estate goals and objectives. Today, I have a successful thriving real estate enterprise that my family and I are very proud of. LOAN PURPOSE This loan will be utilized toward the improvement of a home that I already own free-and-clear. This home is located in a struggling urban neighborhood that would benefit a family that has already agreed to move in as soon as it is complete. This home will allow this family to significantly upgrade their current living situation to a much healthier and safer environment. Distribution of Funds: - Improvement/Construction Budget: $25,000.00 Exterior: Roof, Siding, Front Steps, Landscaping, etc. Interior: New Kitchen (cabinets, countertops, etc.) New Bathroom (cabinets, countertop, sink, tub/shower, combo, etc.) General (demo, drywall repair/replacement, plaster repair/replacement, flooring, lighting, light electrical, light plumbing, windows, interior doors and hardware, paint, etc.) CONCLUSION I have completed many successful real estate transactions. Additionally, I can provide references and thank you letters from many happy clients that I have successfully helped in their pursuit of their real estate goals and objectives. I currently purchase all homes with my own personal cash. I currently own over 30 homes free-and-clear, however, I need to maintain cash reserves to continue purchasing new real estate properties. Thus, I am seeking additional capital to provide toward the improvements necessary to complete the projects to sell and/or refinance them.
