I tried for 9K, not realizing that if you are not 100% funded you get nothing. My goal: I need to raise my credit score a few points so that I can buy my condo. It is converting, and it is located in an amazing neighborhood in Hollywood/Hancock Park, which is where many of the LA studios are. For example, Dr. Phil tapes four blocks from my place. Many writers, actors, directors and TV hosts live in this neighborhood, so there is a great demand. The market will not soften here like other places. I have been offered a below-market rate, and I have a terrific mortgage broker who promises that if my score rises I can qualify for a 360K mortgage and a 100K HELOC, which would take care of the 430K price and 30K of my debt. It would be foolish to not pursue this. Regarding my credit: I am disputing the one delinquency that appears because I have skipped no payments. I have paid every month for the duration of my seven years. It seems that when B of A took over MBNA a few months ago, all heck broke loose, and now my credit score suffers. I have a lawyer on the case. When that delinquency comes off, my score will re-approach 700. I do realize that another major contributing factor to my low score is my maxed-out credit cards. In addition to teaching, I usually have a second job. I was a taxi driver in San Francisco for two years at night while I taught Kindergarten during the day; and I wrote, edited and narrated online technical manuals in Fremont for four years while I taught middle school during the day. I am used to working hard to pay for my hobbies. But since moving to LA, I haven't had the opportunity to take on a second job. For the past year and a half I have spent my free time with my boyfriend while he underwent chemo and a subsequent bone marrow transplant. I followed the tenet of the Course in Miracles, which says that love is the only thing that exists, and when you fulfull your primary duty, which is to give and receive love, your needs will be met. Well, my pecuniary needs, I dare say, have not yet been met. My spiritual needs have been met; my boyfriend survived stage 4 lymphoma! But I must be practical and take care of my money matters. Now, while he was sick, I didn't lay idle. I wrote a book that I sell online and at workshops that I teach. I also wrote a screenplay that is now a finalist in an industry contest. If it gets produced, that could yield hundreds of thousands of dollars as early as this summer. But no eggs before chickens. Right now I just need a few thousand to raise my score. I make 80K as a teacher (I have nearly thirteen years of experience, two graduate degrees, and I get extra stipends for being the department chair and the technology mentor). Also, I am applying for a vice principal job for which I am qualified and expect to make 114K as of July 1. Nonetheless, I can afford to pay any and all lenders. I always do.
