I am new to Prosper and this is a relist of my first ad. I cancelled the ad after 1 day after reading the forums and left the initial group I joined as some lenders will not lend to members of some groups. No need for a long story about why I would like the money - I dont really 'need' it. Money is going to rehab of two properties I just purchased CASH directly from banks through foreclosure. I have a lot of experience with rehabbing and these properties will cash flow many times the loan interest. The picture is one of the properties. ------------------------------ WHY LEND TO ME: 1) Check my Credit 2) Check My Income - Ebay Business: http://members.ebay.com/ws/eBayISAPI.dll?ViewUserPage&userid=ccie-expert 3) REAL ROI, not 5% with defaults 4) I own 15 proerties worth $2.5M+ Assessed Value (low) 5) Have $1M in Equity 6) I am available (email and phone) for bidders/lenders ------------------------------------------------------- ----------------------- WHY I AM NOT USING BANK: Just got upset at a couple of my banks as they want to charge me $3-4K in fees (processing and point, etc.) for this loan. I don't mind paying $3K in fees for a $300K loan, but not on a $20k loan (thats like paying 15 points!). It is simply more economical to try prosper and or other private investors for smaller loans (I am looking for private lenders for mortgage backed loans at reasonable rates). I am a little suprised at the amount of money people are willing to throw at high risk borrowers or scenarios on prosper, but people do love to gamble. With that said, I am probably one of the top qualified borrowers on prosper, so I should fund fairly quickly and get a good market rate (capitalism and marketing will decide).
